Bank owned properties are often called REO which is short for Real Estate Owned by the bank. Our Orlando real estate often refers to these types of properties in one of these two ways.

It is true that bank owned properties typically sell very quickly, so if you are looking for a chance to save some money, have the ability to or are willing to handle some repairs on occasion then buying an Orlando Bank Owned home could be just the thing for you. We do have a few suggestions for those looking at bank owned homes, and the most important advice we give is that you speak to your lender right after you speak to us!
That is, if you haven’t done so already…..

All banks will not even consider an offer on a property unless you can prove you have the ability to purchase. This could be in the form of  Pre-Approval Letter or a recent bank statement that demonstrates that if the bank accepts your offer, you can seal the deal and make it to the closing table.

The second piece of advice we offer is.. ALWAYS… ALWAYS.. ALWAYS do your inspections. Bank owned homes sometimes come from sellers who were frustrated and at times did things to the property that are not always seen upon your first visit. A qualified and licensed home inspector is trained to see the things that many eager buyers do not, and banks have no knowledge of the condition of the property so there are very little disclosures with the exception of the property is sold AS – IS. Which essentially means, once you close, all future headaches are yours and yours alone. So while that “Great BUY” might be the one of a century you want to do everything you can before you close to ensure you do not have surprises after you move in.

An experienced Buyers Agent should be able to help point out indicators of issues, but no real estate agent should ever advise you to rush into a sale without performing all inspections possible.
